The need to satisfy a variety of lifestyle demands in a market that had little housing choice presented an opportunity to introduce a smaller lot product to the Rockingham market. The strong positive market response to the demonstration homes was a watershed for The Anchorage.
The project was awarded the 2003 UDIA Award for Excellence for Subdivision Less than 250 lots. The awar d particularly acknowledged the success of the project in pioneering the small lot product into a new and challenging market.
Australand's acquisition of the Allied Land Company provided an opportunity to completely r eview all previous planning of the site and incorporate more considered responses to environmental and infrastructure constraints.
The key objectives for the project were to:
- seamlessly connect the development with the existing surroundin g communities
- positively respond to the surrounding landscape qualities and existing open space
- achieve a net benefit return on several design and development constraints
- pioneer the provision of smaller residential lots in this region to o ffer the market housing and lifestyle choices
The management and negotiation of various planning applications (which normally occur in series) was undertaken concurrently to deliver timely approvals in a competitive market. Approvals for the Outlin e Development Plan and one subdivision application for the southern half of the project were all obtained within seven months.
These expeditious approvals and the rare opportunity given by the Department for Planning and Infrastructure to permit the project planners, Roberts Day to self-access the subdivision application was testimony to the high standard of the master plan and the strength of the partnerships developed with the determining authorities.
Aust raland and the project team are proud of this achievement, particularly given the complexity of several planning and development issues for this project. These outcomes enabled Australand to deliver 1,000 lots within a short period to a market that was un der supplied.
