Situated in the Bay of Plenty in New Zealand, Excelsa Village is under construction as the first phase of the new town of Modena Beach.

Designed in collaboration with Studio LFA, the master plan provides a model demonstration of the application of transect-based planning to integrate a variety of building types, public space types and uses to create a range of lifestyle opportunities within a five-minute walk of a mixed-use neighbourhood centre.
